Why this is a barrier
When an asset is designed together with its software, operating data accumulates from day one: temperature history, lifts, vehicle movements, energy consumption. Capital owners receive ESG and performance reports from the same source. A tenant moving out starts from zero; a developer trying to copy has to bolt together three suppliers who do not know each other.
For capital owners: data is evidence
Funds buy assets on cash flow and operating risk. An asset with three years of transparent operating data is valued differently from one with only a lease. This is the value CF Land creates in the "stabilise" step before recycling capital.
Does the asset you are buying let you see operating data in real time? If you have to request a month-end report, the asset has no operating system yet.
