An ISO-tank depot is where tanks are stored, lifted, inspected and cleaned. Unlike a standard warehouse it needs ground that carries a loaded tank tractor, three-phase power for the cleaning station, wastewater treatment and its own environmental permit. Missing one and it cannot open.
Six conditions for the plot
- Distance to port: within one short tractor trip of the container and liquid terminals — Cai Mep or Lach Huyen.
- Ground bearing: enough for loaded ISO tractors and reach stackers, without settling after the rainy season.
- Power and water: three-phase for the steam cleaning station; industrial water; clear tie-in points.
- Wastewater treatment: chemical tank wash water treated on site or connected to a permitted industrial-park system.
- Environmental and fire permits: a yard holding liquefied-gas and chemical tanks needs separate approval.
- Size and shape: 2–5 ha, long enough to separate the cryogenic yard from the chemical and food-grade yards.
Who the tenant is
CF Energy operates ISO depots for LNG, LPG and CNG and shares them with chemical ISOs; Long River operates the lifting equipment. Both need depots at the northern and southern ends, so CF Land looks for land at exactly those two port clusters and nowhere else.
For landowners
A landowner near the port with a plot meeting the conditions above can contribute the land-use right to the SPV or lease it long-term; CF Land handles design, permits and the tenant. The landowner gets steady rent instead of building a yard and looking for customers.
A depot opens on a route that already has cargo, not ahead of it. But land and permits must be ready before the first contract is signed.
